Queensland Form 2 Seller Disclosure

If you’re selling property in Queensland, you’ll generally need to give the buyer a completed Form 2 Seller Disclosure and the required supporting documents before they sign the contract.

One Hive can help prepare the form, obtain the standard searches, put the disclosure pack together and review it before delivery.

Why do I need a Form 2?

Queensland’s seller disclosure rules generally require sellers to give buyers prescribed information and documents before they sign the contract. Form 2 brings the information together in one disclosure statement.

The scheme commenced on 1 August 2025. Prescribed supporting certificates may be required; the documents and any exceptions depend on the property and transaction.

Our preparation service is not legal advice. For the official requirements, see the Queensland Government’s seller disclosure guide, or ask your solicitor about your circumstances.
