Property management
Property management that stays on top of the details.
One Hive Property Group supports owners through leasing and ongoing management of residential, commercial and more complex property across Innisfail and the Cassowary Coast.
More than collecting the rent
A property manager looks after the practical work between an owner and tenant. That can include advertising and applications, tenancy documents, rent records, inspections, maintenance coordination, communication, compliance workflows and owner reporting.
Property management involves far more than collecting rent. Owners need a clear leasing process, suitable tenant selection, documented inspections, coordinated maintenance, accurate tenancy records and communication before small issues become larger problems.
Chris Barra has worked with rental property and property management since 2007. That experience supports a grounded approach to investment property management, from standard residential homes through to more complex commercial and mixed-use assets.
- Rental appraisal, property preparation and advertising.
- Inspection scheduling, applications, reference checks and tenant selection.
- Lease documentation, entry condition records and tenancy administration.
- Routine inspections, maintenance requests and contractor coordination.
- Rent monitoring, arrears follow-up and clear owner communication.
Leasing and tenant support
The One Hive service includes guidance throughout the leasing process. That means helping people understand available properties, arranging viewings, handling applications and paperwork, and providing a clear contact when questions arise. Online applications and digital records are used where appropriate to keep the process convenient and organised.
Inspections, maintenance and communication
Regular inspections help identify maintenance needs and document the condition of a property. One Hive coordinates reported repairs, keeps tenancy records organised and communicates with owners and tenants as matters progress.
What One Hive manages
Experience covers Residential houses, Units and townhouses, Multi-unit complexes, Rooming or share accommodation, Commercial shops and tenancies, Cafes and hospitality spaces, Storage and mixed-use assets, Marina-related property. Each property type has different access, maintenance, tenancy and reporting needs.
Switching property managers
If your current management is not keeping up with communication, inspections, maintenance or records, One Hive can talk through the transfer process and what information should be checked before a change is made.
In an ongoing Queensland tenancy, the outgoing and incoming manager ordinarily complete the RTA Change of property manager/owner (Form 5), give a copy to the tenant and update contact and rent-payment instructions. One Hive can first review the current management agreement and proposed handover so the owner understands the practical steps.
How much does property management cost in Innisfail?
One Hive does not publish a single fee that applies to every property. The management scope, property type, tenancy position and services required can affect the fee proposal. Ask for a rental appraisal and written management proposal for the specific property so inclusions and costs can be compared clearly.
